Issa Nesheiwat est le président d'Apex Modular Solutions.
Rien ne laissait présager qu'Issa Nesheiwat deviendrait un jour un leader dans le monde de la modularité. Une éducation urbaine à Yonkers, New York, et un déménagement soudain dans le comté rural de Dutchess, dans la vallée de l'Hudson, à la fin de ses études secondaires, ne laissaient rien présager de tel. Pourtant, c'est exactement ce qu'il a fait en mettant à profit sa vaste expérience commerciale de plus de vingt ans. Alors que de nombreuses entreprises de construction modulaire se contentent d'agir comme de vulgaires concessionnaires de maisons, avec une mentalité de taille unique sur le terrain, Nesheiwat est intervenu pour changer cette pratique.
Sans le savoir, le jeune entrepreneur s'entraînait pour le moment où, en 2023, après plusieurs années de préparation, il lancerait son service complet Apex Modular Solutions. Dès 2003, M. Nesheiwat fait ses premiers pas dans le monde de la banque en tant qu'agent hypothécaire. JP Morgan Chase l'a rapidement parrainé pour qu'il obtienne une licence de banquier d'affaires auprès de la Securities and Exchange Commission (Commission des valeurs mobilières et des changes). Après des tests et une formation rigoureux, il est devenu conseiller en investissements, notamment en matière de fonds communs de placement et d'annuités variables.
En 2014, Nesheiwat a mis à profit ses connaissances pour créer sa propre société d'investissement immobilier. Il s'est spécialisé dans la réhabilitation de propriétés en difficulté, le réaménagement de maisons en structures entièrement nouvelles, la collaboration avec les municipalités, la constitution d'un portefeuille immobilier et même la participation à des projets de réhabilitation historique. Nesheiwat avait même tendance à participer lui-même au dur labeur et savait manier un bon marteau. Son succès a été tel qu'en 2021, il a créé BridgeWoks Consulting, dont l'objectif est d'aider les clients à créer des structures de transaction telles que des projets de logements abordables.
Si Apex Modular Solutions est effectivement le nouveau venu, M. Nesheiwat admet qu'"il a fallu des décennies pour que tous les outils se mettent en place". Avec une cérémonie officielle d'inauguration qui aura lieu prochainement et après un reportage sur son projet secondaire impliquant du bois récupéré sur l'ancien pont Tappan Zee, M. Nesheiwat est impatient de voir jusqu'où son projet le mènera.

Apex Modular Solutions a été créée en partant du principe que les clients méritent d'avoir tous les éléments en un seul endroit pour réussir à donner vie à leur projet. M. Nesheiwat a mis sur pied une équipe d'experts de l'immobilier et du financement que les consommateurs peuvent utiliser sur simple demande. "Il s'agit d'un service complet, sans aucun coût supplémentaire", affirme M. Nesheiwat.
Nesheiwat a également utilisé ses propres compétences pour concevoir des structures de toutes les tailles possibles, depuis les petites maisons jusqu'aux complexes d'appartements complets, tous dotés d'une construction modulaire, afin de les proposer à sa clientèle, qu'elle veuille construire une maison, un développement ou un portefeuille.
Aujourd'hui, Apex est membre du Modular Building Institute, une entreprise accréditée par le BBB, membre du Business Council Of NYS, membre de l'UCCC, membre de la NYS Housing Association, et membre de la NYSAFAH.
