La construction modulaire au service de la viabilité financière : Étude de cas du projet Norwalk

En avril 2023, Primestor, un propriétaire et promoteur immobilier, ainsi que son entrepreneur général, ont contacté Stack Modular pour évaluer leur projet, baptisé "The Walk". Ce complexe résidentiel multifamilial est situé à Norwalk, en Californie, et comprend deux bâtiments d'une superficie combinée de 139 150 pieds carrés. Le développement comprend 58 unités de logement abordable dédiées et est prévu pour être le plus grand projet de construction modulaire résidentielle en Amérique du Nord à ce jour.
Le prix initial de la construction sur site fourni à Primestor dépassait son budget de 25 %, ce qui rendait le projet financièrement irréalisable. Primestor a fait appel à Stack pour évaluer la conception originale du projet et explorer les avantages de l'approche de construction modulaire de Stack.
L'équipe de conception de Stack a procédé à un examen complet et à une analyse de la conception modulaire (MDA) du projet. Elle a déterminé qu'une refonte complète pour la construction modulaire était nécessaire et a recommandé d'engager Assemblage-Works Inc (AWI), en particulier Michael Mathews, pour la refonte modulaire.
Stack Modular a fourni un devis modulaire préliminaire, qui s'est avéré nettement plus rentable que l'estimation initiale de la construction sur site. En outre, elle a présenté une matrice détaillée de délimitation du champ d'application à l'intention de l'entrepreneur général initial. Malgré cela, l'estimation actualisée de l'entrepreneur général du projet initial est restée supérieure au budget cible de Primestor. Primestor a alors lancé un nouvel appel d'offres pour un entrepreneur général et a sélectionné Bernards Construction sur la base de son expérience en matière de construction modulaire et de son approche collaborative.
Reconnaissant la nécessité d'une approche de livraison de projet intégrée (IPD), Stack Modular a organisé une charrette de conception de trois jours en août 2023, favorisant la collaboration entre AWI Architects, Primestor et Bernards. L'équipe combinée de consultants et d'ingénieurs a collaboré dans le cadre d'un forum de discussion ouvert, préservant l'intention de conception originale et abordant des facteurs tels que la mixité des unités, les espaces commerciaux, les espaces ouverts et les restrictions d'autorisation. Après de multiples itérations, un nouveau concept a été finalisé en juin 2023.

L'approche collaborative de l'IPD a permis d'obtenir une réduction supplémentaire de 20 % du prix des composants sur site et modulaires, ce qui a rendu le projet de Norwalk financièrement viable. Depuis lors, tous les membres de l'équipe ont participé activement aux efforts de préconstruction.
Stack Modular est prêt à construire une unité complète de 1BR / 2 modules pour examen d'ici la fin du mois de mai 2024. Cela permettra à Primestor et à l'équipe de développement d'évaluer la structure modulaire, les systèmes MEP et les finitions, fournissant un outil précieux pour identifier les problèmes avant que Stack ne procède à la fabrication complète en octobre 2024.
Le projet de Norwalk est un excellent exemple de la manière dont la construction modulaire hors site, en collaboration avec les architectes, les consultants/ingénieurs, les entrepreneurs généraux et les sous-traitants en mécanique, électricité, plomberie et protection contre les incendies (MEP/FP), peut rendre les projets financièrement réalisables en travaillant en étroite collaboration avec le propriétaire/développeur dans le cadre d'une approche de livraison de projet intégrée (IPD).
